How Often Should You Mow a Townhome Lawn in Maryland?

Short answer: most townhome lawns in Frederick and Montgomery County need mowing every week in spring and fall, and every 7–10 days in the heat of summer. But the calendar is only half the story. The real rule is about how much grass you remove at each cut.

The one-third rule (the only rule that matters)

Never cut more than one-third of the grass blade in a single mowing. If your lawn looks best at 3.5 inches, cut it when it reaches about 5 inches — not when it hits 7. Cutting too much at once stresses the plant, thins the turf, and thin turf is exactly where weeds move in.

Most Maryland townhomes have tall fescue or a fescue blend. Fescue likes to live at 3 to 3.5 inches — tall enough to shade its own roots through a Maryland summer, short enough to look crisp from the street.

A Maryland mowing calendar

  • March–April: growth wakes up. Every 10–14 days at first, then weekly as it takes off.
  • May–June: peak growth. Weekly, no exceptions — this is when lawns get away from people.
  • July–August: heat and dry spells slow growth. Every 7–10 days, and raise the deck slightly to protect roots.
  • September–October: the lawn surges again. Back to weekly — fall growth builds the roots that carry the lawn through winter.
  • November: one or two final cuts, slightly lower (around 2.5–3 inches), until growth stops.

Why townhome lawns are less forgiving

A townhome lawn is small, visible from the street, and often watched by an HOA. Two missed weeks in May can mean a shaggy yard, a warning letter, and a mower choking on 8 inches of wet fescue.
